Data Savvy Property — Buyer's Agent, Australia

Building wealth using data.
One property at a time.

Buy with confidence, backed by data. Independent, evidence-first buying for Australian property investors.

Any suburb can look like the right suburb.
The wrong one is dead money for years.

Most suburbs drift.
This one funds the next one.

Suburb found. Now the property.
We check what the listing never tells you.

The right one, at the right price.
Often before it's listed.

15,000 suburbs.
One front door.

We find the one the evidence agrees on.

01 — Approach

Most of Australia doesn't make the cut.

Every purchase starts the same way: the whole country, filtered without mercy. Emotion joins the process only after the evidence has finished.

15,000+
Suburbs in Australia. Where everyone else starts guessing.
~4,000
Statistically reliable. Enough sales data to trust. The rest is noise we refuse to buy on.
40+
Screened hard. Rents rising, supply tight, demand building — and not already boomed.
2–3
Assessed suburb by suburb, then property by property. Zoning, flood, noise, the pockets locals avoid — checked before any inspection.
1
The front door. The right property at the right price — checked against real comparable sales, never the ad.
02 — Why data

Buy ahead of the growth.
Hold through the next cycle.

Data is how we time the market: buy where rents are rising and the short- and long-term signals line up, so each property turns neutral or positively geared as soon as possible. That is what keeps you buying through the accumulation phase — property two, three, four, ten. Then every one is held through at least two growth cycles before you unwind and pay down debt. The data gets you there in the shortest time possible.

Most suburbs drift. Ours compound.

03 — Process

Six steps. Zero guesswork.

01

Understand

Goals, borrowing position, risk and timeline — the brief every later decision answers to.

→
02

Shortlist

Suburbs ranked on demand, supply, yield, vacancy and long-term fundamentals. Data first, opinions never.

→
03

Source off-market

Most of what we buy never reaches the portals. Agent relationships surface off-market and pre-market stock first.

→
04

Due diligence

Building and pest, flood, zoning, title and the risks that never appear in a listing — cleared before you commit.

→
05

Negotiate

Comparable sales set the walk-away price before emotion can. We buy under it or we don't buy.

→
06

Scale

One good purchase is a start. Equity, yield and the next move are mapped from day one.

→

05 — About Imran

Built on lessons, not luck.

Imran Karim interviewed about data-led property investing Watch the interview

Imran Karim bought his first investment property the way most people do — on instinct. It sat still for years. He sold before the market moved, then watched what the asset became.

The turning point was data: suburb fundamentals, rental pressure, stock levels and risk, measured before emotion. That shift built a portfolio across Australia — and it's the discipline every client now gets from day one.

01

The early spark

Watching his mother study Melbourne suburbs with patience and conviction.

02

The hard lesson

His own first purchase taught him that hope and "good area" thinking are not enough.

03

The clearer way

Data became the filter — fundamentals first, emotion last. Data Savvy Property exists so investors get the evidence he didn't have.
